Fund overview
Urban Kraal Housing Fund 1 is a private equity, unlisted real estate impact fund incorporated in South Africa. The Fund is managed by Urban Kraal Capital, a majority women-owned and led investment fund manager providing discretionary investment management, advisory and administrative services to the Fund.
The fund mandate is to develop and invest in affordable living spaces and student accommodation countrywide, with a focus on significant metropoles and peri-urban underdeveloped areas. The hybrid nature of the Fund’s offering provides inclusivity and diversification, while at the same time addressing key market challenges in South Africa.
Fund value creation
The Fund’s value creation strategy primarily involves the development and/or refurbishment of residential stock through the active management and positioning of assets. As experienced fund managers with over two decades of experience in real estate development and investments, Urban Kraal Capital has in-depth insights into the South African property landscape and understands the level of expertise required to lead risk-adjusted returns, generate long-term capital appreciation, and make a significant social impact.

Neo Mokhobo
CEO & Fund Principal
Neo began her career in property 18 years ago when she joined Investec Property Group in 2005. Her tenure at Investec afforded her the opportunity to gain exposure to all facets of the property spectrum, namely; property management, facilities management, project management, development management and investments. Upon leaving Investec Property in 2010, Neo established Urban Kraal Properties (Pty) Ltd, a uniquely positioned 100% black female owned property development company. Through Urban Kraal Properties (Pty) Ltd, Neo completed a greenfields property development project as developer, owner and manager. Located in Joubert Park, Johannesburg, the property consists of retail on the ground floor and 106 two-bedroom affordable housing apartments over 9 storeys. Urban Kraal Capital was then established in 2019, as an evolution of the development business, with the intention of addressing key market challenges within the housing sector of South Africa.Neo serves as non-executive director on the boards of Abraham Kriel Bambanani NPC, Meago Asset Managers and the South African Housing Development Fund.
Imraan Jeeva
Investment Associate
Upon graduating from the University of Cape Town in 2005, Imraan began his career at Allan Gray as a Trainee Analyst, initially analysing small to mid-cap industrials and later listed property. He thereafter moved to Afena Capital, primarily analysing listed South African mining companies. Since leaving Afena Capital in 2011, he has worked for EldoAfrica and EldoCapital (related energy efficiency firms) and Ichor Capital.
He was an equity analyst (Mining and Listed Property) at Mvunonala Asset Managers, a Key Individual under supervision. Imraan’s areas of expertise are in the areas of listed property analysis, equity research and analysis, and commodities and mining analysis. In addition to being an investment professional, Imraan is also a producer of the film “Mayfair”. He is currently a co-founder of Monatea, a healthy beverage company.
The Investment Committee
Our investment committee is a crucial part of our team, made up of independent members with extensive experience in investment banking and finance, property development and investment, and technical expertise in the built environment.
Sam Leon
Sam Leon has over 40 years of experience across all sectors of the property industry with 26 years at Investec Property (Pty) Ltd, firstly as a director, then managing director and currently as deputy chairman. He was a founder of the transformation of Growthpoint into South Africa’s largest listed property REIT and was a director until Investec sold its interests in October 2007. Sam also served on the board of the South African Property Owners Association (SAPOA). He retired as CEO of Investec Property Fund Limited on 31 March 2015, having held this position since its listing on the JSE in April 2011. He remains on the board as non-executive deputy chairman. Sam is a key driver of the formation of the Investec Australia Property Fund, which listed on the JSE in October 2013, and where he holds the position of non-executive director.
Neil Davis
Neil holds a B Com Accounting and an Honours degree in Taxation from the University of the Witwatersrand. He is a Chartered Account (CA(SA)) as well also being a Chartered Financial Analyst (CFA). He has worked both locally and internationally fulfilling a number of roles and positions across a range of industries spanning from investment banking to technology and education. Neil is currently Chief Financial Officer for Cash Connect.
Siyabonga Mbanjwa
Siyabonga Mbanjwa is a seasoned executive with more than 24 years of experience in the construction and property sectors. His early career included working as a site engineer at Murray and Roberts construction where he worked on civil engineering and building projects. He holds an MSC degree and an MBA, and has occupied senior roles at Old Mutual Properties, Crowie Holdings, SENER and most recently, occupies the role of MD of Pace Property Group which was part of developing malls like Bridge City Shopping Centre in Durban, and The Zone in Rosebank, Johannesburg. Siyabonga also served on the board of Gauteng Partnership Fund (GPF) as an investment committee member.
